Stamford High Rise Would be First to Use Relaxed Parking Regulations

Stamford developer F.D. Rich has filed an application to build a 226-apartment high rise called "The Summer House" on a two acre lot on just north of the Bow Tie Majestic Cinema.

Some residents of 's upscale Trump Parc Tower reportedly attended a Zoning Board meeting last week to recommend against a plan by Stamford developer FD Rich Company to include a valet-only parking garage in its .

According to a report in the Stamford Advocate, residents of told the board members that the underground parking garage in their building is difficult to navigate and park in. One reportedly said her vehicle had incurred more than $4,000 worth of damage as a result of the valet system.

FD Rich’s plan to construct a high rise on Summer Street includes both self parking and a designated valet section in the building's underground garage, according to the report.

However it is reportedly the first development to take advantage of the city's recently changed zoning regulations with regards to parking. In March the Zoning Board reportedly lowered the city's parking minimum to one parking space for every 1-2 bedroom dwelling in order to encourage more downtown development.

Some residents and business owners are reportedly concerned about the potential effects of the measure on downtown parking and traffic — and some members of the Zoning Board expressed frustration in dealing with the new regulations, according to the Stamford Advocate report.

If approved, F.D. Rich's proposed 226-apartment high rise, called "The Summer House," will be situated on a two acre lot on just north of the Bow Tie Majestic Cinema. The project also includes 2,200 square feet of ground floor retail.

F.D. Rich was part of the partnership that built the 34-story Trump Parc Tower luxury high-rise condominium on Broad Street, on the city’s west side, completed in 2009. Trump Parc is now Stamford’s tallest building, an honor previously held for decades by the 21-story Landmark Square building.

The proposed apartment complex would join several other large-scale residential projects either currently underway or in the planning stages, including the massive 80-acre redevelopment project, which in total includes more than 4,000 new housing units, 400,000 square feet of retail space, offices and two hotels, plus more than 11 acres of new parkland and waterfront trails.
