Cushman & Wakefield Announces Orthopaedic Associates of Stamford to Relocate to Holly Pond Plaza

Cushman & Wakefield announced today that Orthopaedic Associates of Stamford (“OAS”) has leased 18,265 square feet of space at the newly renovated Holly Pond Plaza at 1281 East Main Street in Stamford, CT.

Adam Klimek, director, and Bill Montague, associate director, are the exclusive agents for the property and represented the landlord, Faros Properties.  Representing the tenant, Orthopaedic Associates of Stamford, was Cushman & Wakefield’s Sean McDonnell, senior director, and Kathleen Fazio, director, both members of Cushman & Wakefield’s Healthcare Sector Advisory Group.

Ms. Fazio said, “Our direction was to find a new home for OAS, physical therapy and pain management.  We worked closely with OAS in assessing its current situation and determined that they could sell the two suites it owned at 90 Morgan Street in Stamford and sublease the third suite at 134 Morgan Street to comfortably make the transition to this new state-of-the-art facility, ultimately bringing all services under one roof and fulfilling a lifelong dream for the practice.”

OAS’s new location at Holly Pond Plaza will allow them to increase walk-in service for OAS Express, the first-in-the-area immediate orthopaedic care center, where no appointment is necessary.  OAS is currently slated to move in this summer.

“It’s an exciting deal for the building and the tenant will benefit from a committed landlord,” said Adam Klimek.  “The building has been renovated and, since completion, has garnered a wealth of activity from area tenants looking for clean, new and affordable office space.  The location differentiates itself chiefly by its water views, avoidance of downtown traffic congestion and a tenant-friendly deal package.”

“We are happy to welcome OAS to Holly Pond Plaza,” said Alex Leventhal, managing partner of Faros Properties.  “The building’s new renovations and fabulous water views will make this a great location for the practice.”

Holly Pond Plaza at 1281 East Main Street is a 70,000-square-foot, Class-A office building conveniently located just off Exit 9 on I-95.  It underwent an extensive, multi-million dollar interior and exterior renovation in 2012.  These capital improvements included a new building entranceway, main lobby renovations, new elevators, bathrooms and garage improvements. The property features magnificent views of Long Island Sound on the shores of Holly Pond.  It also offers private transportation to the Stamford train station for office commuters. 

There are currently two units of 2,906 and 2,300 square feet available on the 2nd floor and an 18,265-square-foot unit available on the third floor, which can be subdivided. 

Mr. Montague added, “In less than two years, the building is almost 70% occupied.  The capital improvements and incredible waters views at Holly Pond Plaza will have this building leased in no time.”
