What's Happening in Stamford Real Estate: Nov. 4 - Nov. 10
Here you will find a summary of single family homes and condominiums that are new to the market this week and properties that have sold.
This past week the Stamford real estate market seemed to progress at a snails pace. We didn't see nearly as much inventory enter the market or close like we have in prior weeks. This is a plus for sellers who currently have their home listed, basically creating less competition for them to compete against. This is a typical sign for this time of year, especially as the holiday season approaches.
There are some positive attributes associated with selling your home during the holiday/winter season, they are:
-As I just pointed out there are fewer homes on the market to compete against
-Your home may actually sell at a higher price as a result of less inventory
-Many buyers have time off during the holiday season and have more time to search for a home both online and in person, especially during winter vacations and holiday weeks
-You eliminate many of the "tire kickers" as we like to call them and focus more on the serious buyers
-There are always corporate transfers and they don't have the ability to wait for the spring market
-January is the biggest transfer month of the year
During the holidays you have a right to limit the number of showings, agents and buyers understand and respect this. Just remember it only takes one buyer and it doesn't matter what time of year it is.

Single Family Home Update: There are 425 active single family homes on the market as of November 9, 2011 vs. last year at this time when there were 416, reflecting a marginal change. There are 27 homes that have accepted offers when compared to last year at this time when there were 42. Lastly, 66 homes have signed contracts and are waiting to close vs. last year when there were 55.
2011 Year-to-date (YTD) there have been 463 single family homes sold vs. last year when there were 465 reflecting a flat market in sales volume year over year. The median price YTD for 2011 is $535,000 vs. $606,000 YTD 2010 reflecting a -12% decrease in price.
Condominium Update: There are 332 active condos on the market as of November 9, 2011 vs. last year when there were 393 reflecting a -15% decrease in inventory. There are 34 condos that have accepted offers when compared to last year at this time when there were 32, a slight increase. Lastly, 62 have signed contracts and are waiting to close vs. last year when there were 63 reflecting a flat condo market.
2011 Year-to-date (YTD) there have been 349 condos sold vs. last year 350 reflecting virtually no change in sales volume. The median price YTD for 2011 is $272,000 vs. $302,000 YTD 2010 which reflects a -10% decrease in price.
