Single Family Home Update:  There are 447 active single family homes on the market as of September 26, 2011 vs. last year at this time when there were 417 reflecting a 7% increase in inventory.  There are 28 homes that have accepted offers when compared to last year at this time when there were 37.  Lastly, 78 homes have signed contracts and are waiting to close vs. last year when there were 70.

2011 Year-to-date (YTD) there have been 402 single family homes sold vs. last year when there were 410 reflecting an -2% drop in sales volume.  The median price YTD for 2011 is $539,000 vs. $607,000 YTD 2010 reflecting a -11% decrease in price.

Condominium Update:  There are 360 active condos on the market as of September 26, 2011 vs. last year when there were 422 reflecting a -15% decrease in inventory.  There are 23 condos that have accepted offers when compared to last year at this time when there were 19, a slight increase.  Lastly, 74 have signed contracts and are waiting to close vs. last year when there were 51 reflecting a relatively strong surge in the condo market.

2011 Year-to-date (YTD) there have been 300 condos sold vs. last year 316 reflecting an -5% decrease in sales volume.  The median price YTD for 2011 is $276,000 vs. $310,000 YTD 2010 which reflects a -11% decrease in price.
