Stamford Short Sale Update:  We recently ran the short sale figures for Stamford and were taken back by the number of them in our city.  We used to think that they were just prominent in the “sand states” (Arizona, Florida, Nevada), little did we realize they were flying under the radar into the Stamford market at a steady rate.  As of mid-October there were a total of 428 active single family homes on the market, out of that figure there were 48 active short sale listings which contribute towards 11% of the inventory.  There were 8 short sales with accepted offers (20% of the inventory with accepted offers) and 20 waiting to close (33% of the inventory waiting to close).  As we suspected the majority of them were found in the sub $500,000 price point.

The Stamford short sale condo market was a bit more grim unfortunately.  As of mid-October there were a total of 274 active condominiums on the market, out of that figure there were 52 active short sale listings which contribute towards 19% of the inventory.  There were 9 short sales with accepted offers (35% of the inventory with accepted offers) and 21 waiting to close (36% of the inventory waiting to close).  As we suspected the majority of them were found in the sub $200,000 price point.
